The staff told us not to make noise after 10 PM but the place located next to the noisy bars with loud music pumping all day all night and drunk people shouting until 2 in the morning, The place is run down and hot water does not working, air con making a loud noise, locks on sliding doors does not operate. power went out many times and the thing inside kept beeping, dirty pool, dirty bathrooms, cockroaches. Booked for one week but had to leave next morning and they refused to give any refund. will never go back to this place and will not recommend to anyone.

AVOID THIS PLACE. 1) Cockroaches 2) Soiled and stained bed linens. 3) Electricity failures all afternoon and night. 4) Inoperable door locks. (Management said they were just difficult - That's code for Inoperable). 5) Dirty Pool. And; 6) Noise. Terrible, terrible, terrible. Located on a busy street, next to several bars which stay open until 2am or later, I would never stay here again. Booked for 5-nights. Stayed 1 night & looked elsewhere. If this was the last place in Pattaya available, I would change my travel dates, rather than stay here.

As an annual trip, friends planned a fun trip to a seaside vacation spot, Pattaya came up as a nice choice. Promptly booked a 6 room Villa with Avoca through Booking.com. We were assigned a property with 8 bedroom, had 6 bedrooms with private washrooms. Fantastic process. I was prompted to instantly deposit about 1100$ and I did. Was expected to pay another 800ish upon arrival. This is a 4 day 6 bedroom charge. Good deal with roughly 75$ per room per night ( no b/f). Hard Rock , my favorite here is roughly twice that for my favorite rooms(composer suite for e.g). Now the main picture starts- couple of friends had to drop out for some exigencies and I asked if Villa office could help me with a change of facility, but I was told a firm NO. But Booking.com came in and helped me. Someone quickly responded since the group size reduced, they also said I don’t need to pay anything more. I asked a question if each of the rooms have private washrooms. I didn’t receive a response, we land at the property and holiday spoiler 1- the 4th bedroom has no washrooms attached. A three bedroom villa deftly passed as a 4 bedroom villa deviously...to an unsuspecting tourist from afar. I use the safe in my room to store personal items safely, and it jams :(( no help to fix till next day working time. When the staff arrive next day and open the safe. I ask them to check if safe works, to their surprise, the safe didn’t work at all..so I wasn’t goofing around putting wrong code after all. The poor maintenance does it. My bedroom door won’t bolt at all. So any element of privacy is compromised if you want. Poor maintenance. In another bedroom, the bolt locks out my friend who had all his stuff stuck in, No keys left with us. he calls the people for help and no one at other end, except a lone security for collective estate, who said - “Oh they didn’t tell you if the defective bolt, OMG, not again and sorry, you have to wait till the next day 8.30 and they will come and open it”. The Poor sod, my fiend, slept in a couch whole night..a 6” guy on a 4” living room couch sleeping in a swimming trunk is not a good vacation scene.. question is, what if a kid got locked in, this would have been a holiday disaster...from being a spoiler it is for us. We call them at 9.30 and someone said help will come immediately and landed at 10.30. We are here for 4 days, don’t know what other adventure unfolds for us in this property. Our holiday starts with these spoil episodes one after another. I won’t do Avoca again...never.. Photos show the the jammed door being worked with multiple keys..also how narrow and sick the property is for the amount we paid. I have stayed in Arabella before by sane estate management - a lot better.

I stayed 3 nights in the villa with my family.The villa is so good, it's very suitable for a big party and family. The children were very happy in the pool. And Jenny is a helpful and kind person who helped me a lot during my holiday. I will come again if I go Pattaya again.
